The Practice

A builder's read, from the first question on.

Most cost surprises are decided long before anyone breaks ground — in a detail that can't be built the way it's drawn, a material with a twelve-week lead time, a scope gap between two trades. The work is catching those while they are still cheap to change.

United General Contractor Services is a San Jose practice that engages on two fronts: helping you plan, price, and prepare a project before it starts, and — as licensure completes this year — carrying that same work into the field alongside licensed trade partners. Either way, the person who put the numbers together is the person standing on the site.

Projects range from a single-room remodel to a full commercial build-out. If you aren't sure yet which kind of help you need, that is a normal place to start from.

Consulting & Advisory

Available now

Brought in hourly or by phase to put construction judgment on a project early — whether there's a finished drawing set on the table or just a plan taking shape.

  • Bid packaging, subcontractor solicitation, and bid leveling
  • Schedule development and trade sequencing
  • Permit, agency, and inspection coordination

Construction Delivery

Opening late 2026

The second half of the practice, coming online with California licensure: hands-on management of the build itself, from mobilization through closeout, alongside licensed trade partners. The scope being built toward:

  • Tenant improvements and interior build-outs
  • Residential remodels, additions, and ADUs
  • Light commercial and mixed-use projects
  • Subcontractor coordination and site supervision
  • Submittal, RFI, and change order administration
  • Quality control and inspection walkthroughs
  • Punch list, closeout, and warranty coordination

You talk to the person doing the work. Nothing gets handed off to an estimator you'll never meet or a manager who wasn't in the conversation.

Estimates arrive itemized by trade, with assumptions, exclusions, and allowances written out — so a number can be questioned rather than taken on faith.

The good parts, protected

Cost pressure usually lands on whatever made the project worth doing in the first place. The job is to find the savings somewhere else first.
